C-1 LOCAL COMMERCIAL DISTRICT
This district is established to provide
for uses which principally accommodate the sale of convenience retail
goods and personal services purchased frequently for daily or weekly
needs. It is intended that the design of this district will encourage
groupings of establishments located on a unified site providing
adequate off-street parking facilities as well as an efficient and
safe method of handing vehicular and pedestrian traffic. Within
the C-1 District all uses will be conditionally permitted uses authorized
by the Board of Zoning Appeals. The depth of the C-1 is 750 feet
from the center of the road.
C-2 GENERAL COMMERCIAL DISTRICT
The purpose of this district is to
accommodate multi-purpose retail and business development free from
any industrial or residential activities, with regulations designed
to minimize disruption to an adequate level of traffic flow along
those major roads serving its activities. Within the C-2 General
Commercial District, all uses will be conditionally permitted uses
authorized by the Board of Zoning Appeals. The
depth of the C-2 is 1000 feet from the center of the east bound
lane.
C-3 HIGHWAY INTERCHANGE COMMERCIAL DISTRICT
The purpose of this district is to
provide for uses which are compatible only with highway travel and
the accommodation of all-night and rest-stop services. The purpose
of this district is not the establishment or encouragement of local
or regional shopping areas which would inhibit the use of the interchange
for its primary purpose of access between several highways or between
highways and local roads. Where possible, access roads with controlled
egress and ingress to highways and local roads should be encouraged.
R-1 RESIDENTIAL DISTRICT
The purpose of this district is to
accommodate residential development at a low-density that will promote
the continuation of the predominantly rural residential character
of Granger Township.
R-2 RESIDENTIAL DISTRICT
The purpose of this district is to
accommodate residential development at densities of two to three
dwelling units per net acre in areas which are, or can be at the
time of development, serviced by central water and sewer facilities,
storm sewers, and paved streets with curbs and gutters, in accordance
with Medina County Regulations.
